That's certainly a lot of money. We didn't have to get permits in rural Arkansas. So, we were fortunate in that respect.

I wonder if anyone has an idea on the property value increase vs pond size? I'm sure an appraiser wouldn't add nearly what it cost to build.

We were lucky enough to have a big draw through our 60 acre property. We built a 4-5 acre pond first, then built a 9-10 acre pond below that one. All we needed to do was put a levee across the draw.

My Dad had a bulldozer he bought for 20K. I purchased a trackhoe for 21K. We used these two pieces of equipment to build both ponds. We probably have 10K in Diesel and another 4K in hydraulic fluid, maintenance, and repairs. Assuming we never get a penny for the dozer or trackhoe, I would put our cost at around 55k and a ton of man hours.
