I have a contractor doing a 3 acre pond the price is $12,000.00 per acre thats equiptment man hours and structure is this a good price?

As long as it's done correctly, that's much less than my 1 3/4 ac pond renovation cost.

I paid $7,000 total for a 3/4 acre pond about 7 years ago. I would expect to pay $9,000 or more today.
Working hard so others don't have to.

My goodness Jersey,
I can't imagine having to pay $200,000 for a 6 acre pond. What did they have to do that costs 200K??

$1.20 to $1.50 per cubic yard. That doesn't include brush clearing or burning. That doesn't include any overflow pipe costs or installation. That doesn't include any permits or engineering. All the other stuff can be real expensive, or, as in my case, no expense at all.. It just depends on your particular circumstances..du Also,hitting any rock will costs more...

It can either mean: In My Experience or Immature Monkey Entrails depending upon which forum you're reading. I believe that Theo meant the former not the latter but sometimes it's difficult to tell with him.

I had to move over 100,000 yards of dirt and get rid of mountains of tree piles. Then there were the permits and engineering study "they" made me get. And the two 12" siphon systems were $7000.

Jersey, That's certainly a lot of money. We didn't have to get permits in rural Arkansas. So, we were fortunate in that respect. I wonder if anyone has an idea on the property value increase vs pond size? I'm sure an appraiser wouldn't add nearly what it cost to build. We were lucky enough to have a big draw through our 60 acre property. We built a 4-5 acre pond first, then built a 9-10 acre pond below that one. All we needed to do was put a levee across the draw. My Dad had a bulldozer he bought for 20K. I purchased a trackhoe for 21K. We used these two pieces of equipment to build both ponds. We probably have 10K in Diesel and another 4K in hydraulic fluid, maintenance, and repairs. Assuming we never get a penny for the dozer or trackhoe, I would put our cost at around 55k and a ton of man hours.
