My wife and I want to buy a minimum of a 5 acre pond on an undeveloped piece of land. We want to find a piece of property in Eastern Tennessee or Northern Georgia. Who do you know in that region that we can contact to help us locate and purchase this property?

With those restrictions, IMO you will likely have to build a pond on your best found property. Before pulling the trigger make sure the ground has good pond building soil and subsoil. Buying an existing pond IMO is a good way to actually buy some headaches because you do not know the history of the pond and how it was built. Lots of ponds look very good from or on the top but numerous problems occur or can/will occur later underwater due to poor construction methods. You dig a hole but build a pond. Know the difference. Build it right and correctly from the beginning and the long term results will be much more rewarding.

Here is your homework. Read, reread and study them well and your results will make the property a valuable asset.

Hello Bill, thank you so much for the links. We will study the information. Building a new pond is a great option that we would be comfortable with. The biggest challenge will be finding a reputable, experienced, contractor to build the dam, spillway etc. in that region. Pond Boss is an amazing community. I’m sure one of our fellow members will be able to refer us to a contractor who has built large ponds in that region.

I spent 4 months trying to buy a land to build a pond up there before buying in FL instead for various reasons.

IN the blue ridge georgia area there are lots of contractors who build ponds. You should be able to find some and run some questions by them to see how smart they are (use mike otto's book as a reference guide) pretty easy.
Note- the best ones may charge a fee just to walk a site to discuss with you, some good ones wont, bad ones will do anything to get the work. Keep that in mind

Realtor- Couldnt find realtors who really new what i was trying to do, so just find one that knows a few good contractors and surveyors and thatll be a good start.
And make sure they return your calls.

That would be quite the stocking project, first you would have to figure out whats in it now to be able to know what it needs,, I may be able to be of assistance,, me and you, with a few other pond boss volunteers, might need to fish that lake for about ten yrs to try to figure out whats in it. let me know if you need me!
