This property is located in central Wisconsin. I have a nearby lakehouse and I'll be splitting this land purchase with my parents who plan to retire on acreage. I'm relatively new to the pond process but the ability to build a nice sized pond 2-4 acres is a big selling point. I don't know the soil comp in the area too well but I know that it is very sandy. This property is 56 acres. There is a river that winds throughout the property already. Is this a good property to build a pond on?

I would contact your local Department of Natural Resources. Seeing as how you have a river designation leading in and out of the property and that there is marsh/swamp as well on that topo map. I am betting you will need permits for sure. Also the Gravel labeling is a concern to me but I am not a pond builder that should be designating a surface feature.
Coming from Wisconsin myself(Originally), you have to realize we had a lot of glacial deposits in that area over the history of the world so the soil can change semi rapidly. Sand and loam to gravel and large boulders. All things to consider.
I wish you luck in your pursuit and hopefully some of the other guys will chime in on what they think as well. It still looks like a nice piece of property.

The bottom line is that neither sand nor gravel hold water.
It's not about the fish. It's about the pond. Take care of the pond and the fish will be fine. PB subscriber since before it was in color.
