Thank you for this advice! We did run into this already at one place we were looking at...a pond at the back of the property was "seasonal." Filled up in the Fall/Winter and emptied in late Spring/early Summer. It turns out the land had been screwed up by the Army Corps of Engineers about 60 year prior, and they created a bunch of non-functional culverts and created a wet, soggy, nasty mess in this valley of about 10 acres. We were interested in fixing the culverts and bringing up part of the topography to create better drainage and year round maintenance of the pond--- but part of the pond (which the county had decided to name) was on a neighbor's property so we wouldn't have full rights to it. The icing on the cake was when I found out from a fellow farmer friend that they had JUST declared that swampy mess to be protected wetlands for the Salmon. So. We moved on.

Good point. While treading lightly here, I'm going to go ahead and delicately say that doing ANYTHING to ANY land ANYWHERE is very difficult here. A property with a pond already on it would be fantastic, as it fits right in with our plans.

This was very helpful. I discussed this bucket test with Chris on the way out to view a property today that had a ten acre pond on it. Unfortunately, we'll never know about the pond. It was about 100 feet below the edge of a cliff.

However, I'll be getting a bucket to do this test with soon.

From talking to my farming friends, the land a bit north of us (Kingston) has very fertile soil. The land north west of us (Seabeck) has very rocky and crummy soil. Which seems strange to me, because I would think the soil closer to the rocky coasts would be full of clay (as it is on the "beach") and silt, but this doesn't seem to be the case. I obviously have a lot to learn.

Technically, we are on a peninsula. I guess. All I know is that I have island fever and I about lose my mind anytime I try to drive some place. I need more space.

I saw Dwight Bremer's name and immediately wondered if he was associated .... there are still quite a few reputable moonshiners out this way.

This, I did not know. I will investigate your inquiry further. We are on a peninsula currently but plan to move OFF the peninsula. Regardless, there are MANY small lakes and ponds in the area. I'll have to look into this.

Why does salt help the freshwater fish?

I want to do "this" to "this" piece of property that we are looking at buying. Can we do "this"? Oh we can? Would you put it in writing for us?

If they say you can do it, but won't put it in writing, run very fast.

I had to get permission from both the county and the state for my pond. Called both guys, they gave me a verbal go ahead and I received it in writing in less than a week from both. Sometimes there are good guys doing their jobs out there.

In my opinion there is a transition size around 10 acres. If you have more water than that, you can do more and have more diversity. If you have a one to two acre pond, most likely, it will be single purposed. IE a Bass/Bluegill pond or a catfish pond, but if you try to have LMB, BG, Catfish, and crappie in a two acre pond, it will be nearly impossible to manage.

Our big pond is larger than 10 acres and we love it and the diversity it affords.
