It's probably a typo. I can't see 12,900 acres being available for that price.

Maybe he owes like 20 million in back taxes and you have to pay the back taxes off as part of the deal. I see that a lot. But 12,900 contiguous acres east of the Mississippi is VERY rare these days anywhere!

It must be a typo. In the same ad it says:

Lot size is 20 or more acres.

Well, 12,900 is more than 20... HAHA

$1k an acre. Jeesh that hurts my checkbook to see prices that low...I bought everything at the absolute PEAK about 3 years ago. Sigh

I believe the "20 or more acres" is just a criteria to sort the size of the land.

TJ, you and me both - I bought our place in 2005 and values are way, way down from then. But I stopped worrying about it. If you don't sell you haven't suffered a loss.

There is a lot to be said for staying put. We bought our acreage during a real estate boom in 1980. Any house in the country of any type on 5 or more acres was way over priced. We paid $32,000 for ours and people said we were crazy. It wasn't very impressive, but it was ours and we were in the country.

40 years later it is worth many times the original price. Even with the improvements we have made an considering inflation, it has been a much better investment then the stuff in our 401ks.

In my part of West Virginia, a 20 to 100 acre parcel sells for anywhere from about $3000/acre up to about $12,000/acre depending on location, water frontage, terrain, etc. But, there are still parts of WV where land does go for $1000/acre.

catmandoo, I thought of you when I saw it. If the price is true, and there isn't any hidden suprises, I thought it would be an option for a 2nd retirement property. If it wasn't true, I wonder why the ad wasn't changed when it was updated 4 days ago.

My point is that neighbors, even industrial or commercial, can make a huge difference in the desirability and perceived value of property.

About 5 years ago, I saw 80 acres for sale and it was just too cheap. I walked it and found some pretty neat possibilities. I figured get a dozer in, clean it up and flip it for a nice profit. It had roads on 2 sides and I drove down the dead end road that it adjoined. When I got to the end I found 4 ratty trailer houses, cretins in the yard and an untold number of dogs. I immediately thought of the movie Deliverance and no way I would buy it.

That almost actually happened. In the 1960s, Appalachian Power had big secret plans to dam the New River (actually the oldest river in the world). When it became public, there were massive local movements in North Carolina, Virginia, and West Virginia to overturn the project. The New and the Gauley provide some of the best whitewater and small mouth fishing anywhere.

I've done an overnight guided trip on the New River.

One of the guides was named "Pooch" and none of the other guides would say why.

They did have moonshine.

Ken - I learn something new here every day. I did not know the New River was the oldest river in the world. Now I understand the name. It makes perfect sense.

its actually one of the oldest in the world only exceeded by some rivers in australia, and IIRC, the Nile.
