Buying a new house on a small lake/large pond and most of it has solid ground around the edges. However by my house it’s like a marsh. The ground is very soft as you approach the water and along the water is a lot of mud.

Can this be cleared up? Made into solid ground by regrading? What can you do?
I'm guessing theres a low spot there now. If so more dirt will need to be brought in or moved from another part of the property. Is this spot lower than your water level?

Be careful filling in wetlands. If they are protected, doing so can be very expensive.

It is even with the water line. It’s not protected wetlands or anything.

Your options are

Leave it be

Fill it in

Dig it out so its part of the pond

You are only limited by local laws and your budget.

I'd go with bigger pond smile
Possibly a spring next to the house? I would determine why before buying the property.
