You could try to include some language and see what the contractor thinks about it.
Maybe there's also a possibility to hold back a percentage of the cost for some period of time to ensure that the contractor is present to fix anything that needs it.
At the end of the day, you really want a contractor who's not going to disappear on you, and that is more dependent on the reputation and personality of the contractor, and less on the contract language.
