Well here's my two cents...

Everyone has brought up good points about medical care. Comparing one property against another is never easy. Before purchasing my place I looked at LOTS of properties. I know I'm not telling you anything new. Access to: medical care; grocery shopping; gas stations; hardware stores. Property features like: access road; utility availability; septic requirements; building permit cost and restrictions; topography. Watching out for potential negatives like: protected species be it flora or fauna (a big thing here in CA) or toxic cleanup. Probably should also get into information about the new lake (15 acre), does anyone else have access rights or water rights, what is in the new pond, how healthy is it, how old is it. All those types of issues.

That being said, if the new property has similar access to the items above and similar features (or at least not significantly worse that the property you now have), for me it would be a no brainer. Out with the old in with the new. A 15 acre lake that stays fairly full, and $100K to $150K available for improvements, wow.

90 minute drive, nothing. I realize that we are skewed in California when it comes to driving and I am the LAST person that should give advice related to this. My pond property is just over 500 miles (yes that's one way) from my current home. It takes 8.5 hours each way. And yet I'll drive it in a heartbeat. Heck to stock my RES and BG I drove 8.5 hours up, bought the fish, stocked the pond, spent the night and drove 8.5 hours home the next morning.

To me you have to look at the overall life picture. If you think this property is unique and that it would be an upgrade to your existing property then "JUST DO IT!" Don't live in fear, don't retreat in battle, don't spit into the wind, don't stand so, don't stand so, don't stand so close to me..... (sorry still adjusting to being off meds and out of therapy \:D ).

That's my perspective. Let us know more property details, post photos if ya got em), and let us know what your decision is.

This is a great thread.

I'm looking at a 3-4 hour drive to pond-able land that I can afford (near NY City) and am thinking about it like Jeff. There is only so much satisfaction I can get out of my aquarium.

My wife (who said "stop talking about your pond and start doing it", bless her) still doesn't like long drives. Finding a 15-acre pond 5 hours away would NECESSITATE a close hospital ... because it would kill me to pass but I probably would.

For me, it comes down to a simple question: can you do the trip in a weekend?

WOW!!! what GOOD advice!!
OK as far as being close to Grocery stores and Medical facillities they both ar just as close to that stuff as the other. In fact the one that is 136 miles away might be a tade closer...The one I have now is 56 miles from my house.

OK now here is the Kicker. I have to put what I have on the market first and sale it before I can make this move. There in lie the BIG BIG challange. Properties like this and the one I have are EXTREAMLY RARE in this state!! To have 125+/- acres with a lake of 8 acres or more for under $400,000.00 is just unheard of. My gut feel is that if I had to buy the thing I could not get what I have on the market fast enough before this went under contract!!

There is now doubt, this 16 acre lake is more than tiwce as better than my two 9 and 2 acre lakes. Yes mine is 56 miles from my house, and this one is 136 miles away...When I go to mine I get frustrated over the drought and lack of water and the fact that it is a foot down from where it was March 1st of this year. But I go at the drop of a dime. This other one I was in Awww plain and simple...did care to much for the rest of the land it was OK, irrigated land...

Any ways to pull this off I have to find a way to tie this one up and then have mine sale!!!

Have you heard of Oglethorpe county? The tract I have now is in western Oglethorpe about 15 to 20 minutes from Watkinsville...

The other is in Jefferson county... thats REAL close to Augusta GA, where they have the Masters every year.

I'm not too far from Watkinsville. It sounds like either place would be good as an investment. Even if this isn't one of your pond goals, you have to consider the value down the road. is there any way to tie the property up with a contingency until you sell the old place?

Look at the banks offer carefully, usually they offer a swing loan, which will be a killer if the transaction drags on. Jersey's contingency offer made with the seller is safer than a swing loan, if that was what the bank offered.


1/4 & 3/4 acre ponds. A thousand miles from no where and there is no place I want to be...

I think that proximity of medical care is a very important point in the mix, and I don't think anyone was suggesting that one should be "scared" to buy a property solely based on the same.

Medical care will be important for anyone who spends time on the land including kids, grandkids, friends etc.

If the proximity of medical care is an important consideration in one's evaluation, then that person should also prepare themselves as much as possible by learning CPR, and basic and/or advanced first aid.

Don't get me wrong, I'm not certified in any of it, but could perform CPR if I had to.

Medical care/access can be important. There are very few med facilities near my land. A heart attack around my land means a Careflite to Fort Worth or Dallas. That means a couple of hours and a $15 to $20K helicopter ride. You might have the $ but not the time.


It's not about the fish. It's about the pond. Take care of the pond and the fish will be fine. PB subscriber since before it was in color.

Without a sense of urgency, Nothing ever gets done.
