To avoid turning this into a debate on what rights a trespasser should or should not have, I will delete my post and simply state that Brettski should review his state code and post his property accordingly.

When we visited the project yesterday, one of the above noted neighbors (golf cart story) followed us in to the pondsite. He is a nice young guy, just starting his family. He got out of his truck, smiled, and shook his head saying he's gonna have a hard time keeping the hunters off of our property. He said he came back after the last heavy rain to see how the pond was doing and saw a couple guys in the woods, hunting. He headed in their direction, they hi-tailed, ran across the harvested cornfield, and ripped off in their PU truck. This happened twice; similar circumstance. He said the above noted in-law of the prev owner still drives by reeeaaal slow, but won't stop.
This same neighbor has a near 2 year old boy with more on the way. He said he is thankful that we won't and don't allow hunting on our property because it is surrounded on a couple of sides with private residences on smaller 8 - 10 ac parcels. He appreciates the idea of no whizzing slugs or arrows comin' out of the woods. (I hoped so...hope the other neighbors feel the same...?) He noted something else that I had not considered. He also hunts a little and has a stand set up on his property. He doesn't want poachers mowing down the prey on my property before it migrates toward him; makes sense.
I like this guy and believe him. We discuss and share our postures and they seem to strike the same chord. I feel a little better knowing this.

Getting to know the neighbors has worked well for me (thus far). I know everyone on all sides of me and stay in touch. Anytime I have had a problem - I tell the neighbors and the problem seems to stop. I guess this strategy depends on having good neighbors!

Brettski, it is tought to be an absentee property owner, I share your frustration. It sounds like you have at least one neighbor that is a stand up guy. I'd keep on a friendly basis with him.

Dwight, what a great sign. You wouldn't by any chance happen to have that saved in some computer format would you? I'd love to get a copy from you.

I e-mailed them to see if it possible to share that sign design with others.

You could duplicate it faily easily on their website, as I only used their "stock images", etc.

yup it all depends on the quality of yer neighbors.....DD1 I tried the nice guy routine when we first moved in, but it took just about two episodes to transform ourselves into the "unfriendly bastards" at the end of the road.......after all, as mentioned somewhere before, they had their chance to buy the property.

I think that you always try to bond with the neighbors with the realization that many times they may be the actual trespassers on your property.

Then, when the sh*t goes down, you can and should always say "I tried to be nice about it."

However, as an absentee land owner, I have resolved to accept the following: You will always have to make efforts to protect your land; it is an ongoing effort. There are good days and bad days; just don't shoot someone on the bad days.

It is more about posting signs to keep people from ringing the door bell and asking if they can fish-hunt-whatever.

People around here have a lot of respect for other people�s property. Neighbors watch out for each other and are always there to help when help is needed.

Preserving and improving wildlife habitat (above and below water) are viewed as very worthy endeavors.

Having said that, (as you are ask, �Who is that dim bulb with the rose colored glasses?�), make sure your underlying liability and umbrella liability policies are up to date!

As new property owner, I'm finding a mixed group of neighbors around me. Some have been very nice and respectful of my property. Others, not so much. I was at a neighborly get together last month and one of my neighbors walked up to me and said "So how are you going to ruin the land."

Of course me being the mundane and humorless CPA that I am replied... "Well other than the Milita Training Compound and the toxic waste depository, I intend to leave my ranch in a very natural state."

Do I know how to win friends and influence people or what!

Dale Carnegie would be proud albeit probably rolling in his grave.

When we closed on our place, I remarked that it was time to open the toxic waste dump. The selling couple (who still owned a house next door) had a split reaction; the wife looked like she was going to choke, and the husband asked me how much I was going to charge per truckload.

jeffhasapond - Your reply was appropriate and funny! The bonehead obviously has demons that need attention.

Jeff, I told a nosy neighbor that I was going to start a mobile home park. It was going to be exclusively for retired women of ill repute. Some call them soiled doves. Her husband asked that I never again say anything like that when he was swallowing his beer.

I've run a couple more of my better money making ideas by her. She's actually coming around pretty well.

The neighbors below my pond turned me in to the Natural Resources District, saying that I was "Releasing water onto their farm". The NRD came and looked at it and told me that it was the first time they'd ever seen someone complain about too much water during a drought. The water dribbles into a creek through a 125 yard waterway that's on their property--but only after a rain. Needless to say the NRD was amused and informed me that I could continue to let water go through my spillway during a rain event.

If they were really smart they would build a small dam so they could water their cattle or stock fish. I think it might even increase the value of their property.

Bruce, considering it was in a drought, I think that's even dumber than my neighbors who complained they didn't like the way my cows were looking at them.

Brettski - I noticed you are sitting between a pair of the younger doves. Your white pants and reverse spiraling worm shirt is a good disguise, but the glasses give you away. :p

Dang, I've been spotted. I knew that shirt that Sunil sent me wasn't a genuine PB Members Only. Looking back, I'll bet he had something to do with putting me between Roy and Oscar, too.

Soiled doves, chickadees...bird watchers have more fun.
