I've been looking for property that either has a pond currently on it or with the potential to build a pond and have come across a few for sale that have NRD lakes on them. I guess that they have been built for flood control but was wondering if anyone has experience with this type of lake? Also the land that the lakes sit on is owned by a few people and I'm wondering what kind of problems this could create?

I guess that I see some advantages in that you get a bigger lake without having to allocate land to it but on the flip side you have to deal with neighbors that can do or put what ever they want in the lake. I guess I always really wanted to own a pond outright and not have to deal with neighbors but maybe there are advantages to sharing a pond.

Anyway I guess I thought I'd pick the brains of some of you about what you think. One of the lakes is 60 acres but only has about 5 acres of land adjoining it. Only about 1 acre of land is covered with water. The other property has about 80 acres and has about a 35 acre lake on it with about 15 acres being covered with water.
Both are pretty much still undeveloped although some of the adjacent properties do have homes on them.

Jeff, if you share ownership in a lake, it is not such a great situation unless you and the other owners are on the exact same page as far as what you want from the lake.

For example, say that no one else wants to invest in fish (forage and predators), so you go ahead and pay for everything. The other owners still have just as much right to reap all the benefits of the time and money you have put in.

Perhaps you could start a new topic such as "Ponds with Shared Owners" and you could better solicit the experiences of those owners.

Also, you might have to get approval for anything you want to do regarding the lake. This can really tie up progress.

There are several members here that have similar situations, and many of them are trying to make the best of it.

Some of the disadvantages Sunil mentions, and ways to attempt handling them, have been discussed in a few posts. The key word to search for is (IIRC) "subdivision".

BTW maybe you should tell us what a NRD lake is. I found the following : Natural Resources District (NRD) , Non-residential Developement , state's natural resource damage (NRD) lake , and some others.

Thanks for the input. I think that you are right that it maybe more trouble than its worth. NRD stands for Natural Resource District and I guess they help build dams to control flooding in Nebraska. I guess that they are unique to Nebraska which I hadn't realized. Here is a little blurp from their website.

Nebraska's NRDs: Unique, flexible, local
Natural resources districts are unique to Nebraska. Established in 1972, they take their boundaries from major river basins. They are governed by locally elected boards of directors, enabling them to respond to local needs. The North Platte NRD is governed by a nine-member board of directors elected on a non-partisan ballot. NRDs get much of their operating funds from local property taxes. However, NRDs use only a small slice of the property tax pie -- typically 1 percent to 2 percent of all property taxes collected in a county.

NRDs have 12 statutory purposes for existence:

�Erosion prevention and control
�Prevention of damages from flood water and sediment
�Flood prevention and control
�Soil conservation
�Water supply for any beneficial uses
�Development, management, utilization and conservation of groundwater and surface water
�Pollution control
�Solid waste disposal and sanitary drainage
�Drainage improvement and channel rectification
�Development and management of fish and wildlife habitat
�Development and management of recreational and park facilities
�Forestry and range management

NRDs often build partnerships with other agencies and organizations, including the USDA Natural Resources Conservation Service, the Nebraska Natural Resources Commission, other state and federal agencies, municipalities, counties and private organizations. The Nebraska Association of Resources Districts provides administrative services, legislative representation, statewide communication and coordination for the 23 independent districts.
