I've been looking for property that either has a pond currently on it or with the potential to build a pond and have come across a few for sale that have NRD lakes on them. I guess that they have been built for flood control but was wondering if anyone has experience with this type of lake? Also the land that the lakes sit on is owned by a few people and I'm wondering what kind of problems this could create?

I guess that I see some advantages in that you get a bigger lake without having to allocate land to it but on the flip side you have to deal with neighbors that can do or put what ever they want in the lake. I guess I always really wanted to own a pond outright and not have to deal with neighbors but maybe there are advantages to sharing a pond.

Anyway I guess I thought I'd pick the brains of some of you about what you think. One of the lakes is 60 acres but only has about 5 acres of land adjoining it. Only about 1 acre of land is covered with water. The other property has about 80 acres and has about a 35 acre lake on it with about 15 acres being covered with water.
Both are pretty much still undeveloped although some of the adjacent properties do have homes on them.
