Up here in Nebraska top dollar will come from the pond. Either for water for cattle or for fishing. No pond then it will bring only what pasture ground would bring in the area. With a pond your top end is only going to come from waiting till the right buyer wants it. If there would be a pond with 10 acres around here there would be 10 to 20 homes going around it if 10 to 20 miles to a town.
