kerrville is a nice area for B & B's - if you advertise on internet i think first year you can book 10 to 15 weekends (most all your stays are Friday/saturday stays) - second year 15-25 weekends is probably attainable. Typical charges for a private house on acreage is $125-$200 per night plus tax - we are increasing ours since we started out low. Go to our web site if you like at
www.luckypennyranch.com - on the lake, i had exact same situation 3 years ago - way too many bass - i aggresively removed all bass under 14 inches, added two protein feeders, and added tons of shiners, crawfish, and perch. Takes time but there could be worse things in life than having to fish hard for bass in order to remove.
