The commute is great! It's the second mortgage, additional insurance, double the property taxes, and twice the property upkeep that's a real bother.

This may sound like a no brainer, but think long term when your looking or all ready own your chunk of paradise. What ever your doing, building or planning...think about upkeep. Even the smallest things can and will start to add up years down the road. Neighbors included...don't get me started.

Seems like you would have to "pick up" the business in order to sell the place. Or will you be selling it as a business?

In the spirit of keeping this thread on track.... be careful of who you sell it to!!!

You know FnC, my wife and I have talked about that very thing. We don't want to be the ones who pick up and move without worrying about who or what takes our place. Fortunately, my business has a small footprint on the residential landscape, and we've taken steps to try and maintain that minimal impact. I think the property would appeal to both mindsets, residential and light commercial.

If I do say so myself, the shop is pretty nice. For a car guy, it would be nirvana.

Duplicating the shop across the street wouldn't be hard. All it takes is $$. I bet if you went that route, the new shop would be even better! I'm sure that there are things that you aren't 100% happy with in the current shop, be it air line routing, lift placement, etc.

But yeah, I know the other factors that come into play with moving the business.

After reading about the recent, unfortunate experiences of a few fellow pondmeisters here on the forum, I thought an addition might be in order.

Elevation; If there was ever a need to be King of the Hill, pond ownership might be it. Maybe you don't need to be on top of a mountain, but evaluating your watershed not just in regards to how much runoff your pond will receive, but also what that runoff might be bringing down to you, might be advisable. Are there above ground water sources in your pond's watershed at higher elevations than you? 100 and 500 year rain events don't seem to be as uncommon around my area these days as their namesake would imply.
