I had a porta-jon delivered there today and one of the drivers told me it has some nice largemouth and crappy. Not sure what else but I'm planning on seeing shortly.

Thanks everyone. Couldn't be more proud of this place.
In a couple years, I'd love to sell our house and build a little log cabin on here. Think we'd be content for the rest of our lives.

How much is acreage costing in those parts these days? NY is getting harder and harder to justify, especially now that schools are getting dumbed-down with common core. Been thinking of PA as it is still close to family.

Raw land is going for anywhere from $2,000 - 5,000 an acre. Our taxes are cheaper down here but you're state still has much cheaper land.

That is nice just remember with bigger ponds come bigger problems at some point!! Everything just went up in cost on that bad boy!! I hope it all holds up for you for a while! Very nice though. Going to be hard to ever really know for sure what is in that pond. Would be a good pond for getting an electro shock survey to see a little more about whats in it? How does one even begin to know what to put in it or take out of it??

That is about in-line with our area, about $3K an acre, depending on proximity. Head north a little and it gets up to $10K an acre. I looked at a parcel in Fairport, it was $500K for 100 acres. A bit steep for overworked land, but I am sure a developer will snap it up and cram 200+ houses on it.

Here's a good place to look for land in New York. They usually have a couple of good tracts with ponds. http://216.174.25.52/TLR/listings.asp
