Thanks Brett. I hired out most all of it. All my subs turned out to be outstanding. My son works in the retail food business and works long hours and had limited time to help. He also destroyed his knee when he slipped applying the concrete sealer over the stain and had to have surgery so he has been out of pocket up until a few weeks ago. Basically all I did was build the barn doors,trim out the inside and write the checks.

Dave being over weight and setting at a desk has done it's toll over the years that is part of the reason my hands on this project was limited. However the back even thow not as it was in my youth is night and day compared to before surgery. I have zero regrets for going threw with it. As Bob stated in Debs case it was the knife or a wheel chair. All is good thanks for asking.

The back was strong enough for me to create this last friday.

Dave there is a new BBQ joint on the west side of cow town in the ridge mar parking lot their ribs are to die for. You'd feed Angelos to your bird dogs.

Watch out fo the nude hikers. My folks were there a few years back and passed some on the trail. All they had on was their back packs. It is suppose to be a very beautiful place.

Here are a few last minute touches. The stained concrete floors turn out really nice. I also included a picture of the custom return air vent I made sense the opening was placed to close to the ceiling I could not install a standard grill.

RT, that looks great! How slippery are the floors if they get wet?

Mom & Dad's house has the returns on the floor but the ductwork is a high/low system. The upper vent is manually shut off when the heating system is running, and just the opposite for A/C in the summer.

Short Answer EXTREMELY

This is the same HVAC system as you have described. It was sized as a 4 ton unit and it has been doing the job. Temps have been hovering around 104 and it is staying a constant 75 deg as it is set up and down stairs. I didn't even get the eve vents installed until last sunday should improve heat load some. First bill will be coming soon we shale see how eff it is.

What did you use to seal your stained concrete floor? Looks real nice. I used an clear and seal 30 on mine and it turned out great. Did you put any wax on it?

We used TIAH applied the day after we stained it. We applied a sealer wax product call ARMOR COAT as the last step. It is applied in then layers with a mop. The more layers you apply the deeper it gets. We did not but if you use a buffing machine it really will shine like a mirror.
