There are tons of natural ones down there, if you look in the right spot. I'm sure if you are wanting a small tract with a large pond entirely self contained, it may be rare. But a 15+ acre site with a pond should be common in many areas.

I would think with doing your homework you could find something that is manageable. And one you build will soon soon have cottonmouths and a gator, well that is a good bet anyway. You can only do so much.
