The neighbors land use can be anyone's nightmare. Around here the problem is 4x4's, ATV's or dirt bikes. I have a neighbor who saved all his life for his dream home in the country. He could only afford 10 acres of land. He built his house, all paid for, then the land next door sold. The new owners built a small ugly shack and then invite all their friends over on weekends and run their 4x4 pickups through the mud hole all night long. He's miserable and hates where he lives. Even if he owned 100 acres he wouldn't be spared from that noise. In the country there are no noise laws so all you can do is plead to the neighbors to be more reasonable. Boy I love my quiet, older neighbors, I hope they never move and outlive me! I agree with the others, buy the land! I don't know the legal end of this but even if you have to form a group with other like minded neighbors to pool your money and buy it just until you add the restrictions and then sell. Or get a second mortgage and carry that till you resell. I originally owned 40 acres. I bought the adjoining 40 when the nice old lady living there got too old to live there. I wanted it just so no one else would get it.
