This is extremely dry reading, and I don't expect anybody to read it, but somebody wanted to place a camping area with 40 sites in an 80 acre parcel right next to my land, and I used the things I've learned on this forum to go to a public meeting and shoot down the application. The permit had been tentatively approved and it would have devalued my land by a tremendous amount. After myself and a couple of others spoke the planning commission voted against it by 6-3. I was pretty proud of myself, but I only had Pond Boss magazine and forum information on which to go by.

Thanks everybody for the continuous stream of information and the helpfulness. It was even televised. I talked for five minutes. After I quit talking someone asked how I was feeling and I said that I was doing fine until the point at which I broke into Portuguese.

Not that you didn't get good information from the folks here, but I don't think you're any virgin to making a persuasive presentation. Had you rambled on further, you would have probably had the city council ready to deed the land over to you for $1 and an open check book to build a new pond for your own private usage.

I opened the file, and the 123 total pages scared me, but nicely enough, it got right into your topic of interest.

I was in Portugual a few years ago with the wife chaperoning a bunch of high schoolers. Loved it! Friendly people and great sites. Liked it better than Spain or France although England was my favorite.

Portuguese is my favorite language I don't understand. If possible, catch a Brazilian newscast some time. Death, birth, robberies, winning the lotto, car accidents, gold strikes - who knows? And who cares, when some gorgeous Brazilan lady is describing all of it in one of the most beautiful sounding languages in the world?

You can tell us the though, isn't the real truth is that you are afraid that your enormous Blue Gill would escape and gorge themselves on innocent campers? Inquiring minds want to know.

Be careful about gloating or being too happy. I know you aren't, but don't be too confident. There are many many ways around zoning, as well as many things which may be legal but even less desirable than the camp site, in case the neighbor gets ugly. I do hope you all offered to buy him out. Of course, you could then set deeded restrictions and resell to someone who better suits your taste. The owner could very well give up, depending on his age and personality, but it's 50/50 that something else is coming, and that he will do something which could be as undesirable or more. It may be swine/hogs/poultry. It could be a make shift dog kennel which brushes on being illegal but never provably so and always loud. It may be a legal 24 hour gun/shooting range. It may be motorcross. It may be a subdivision of manufactured homes. I don't know your area or zoning regulations. I would certainly try to buy the land, if there is any way possible, and if it is a financial burden, restrict it and sell it.

I bought a brand new tent a few years back with visions of camping out on a fishing vacation. It was the Cabalas Alaskan model. Unfortuantely I was very disappointed at all the campgrounds I stayed at except for one. They were the noisest messiest places I had ever been to. The wife and I had to pitch the tent not to far from the swimming pool in Vermont, and there was a band of at least 5o kids running around with squirt guns until at least 11 P.M. Now I like kids just like everybody else, but I'll be darned if I'm going to listen to that kind of racket while I'm trying to sleep. We left first thing in the morning. The tent hasn't been out since. We stay at hotels now even on a fishing vacation.

Is the tent for sale?

The neighbors land use can be anyone's nightmare. Around here the problem is 4x4's, ATV's or dirt bikes. I have a neighbor who saved all his life for his dream home in the country. He could only afford 10 acres of land. He built his house, all paid for, then the land next door sold. The new owners built a small ugly shack and then invite all their friends over on weekends and run their 4x4 pickups through the mud hole all night long. He's miserable and hates where he lives. Even if he owned 100 acres he wouldn't be spared from that noise. In the country there are no noise laws so all you can do is plead to the neighbors to be more reasonable. Boy I love my quiet, older neighbors, I hope they never move and outlive me! I agree with the others, buy the land! I don't know the legal end of this but even if you have to form a group with other like minded neighbors to pool your money and buy it just until you add the restrictions and then sell. Or get a second mortgage and carry that till you resell. I originally owned 40 acres. I bought the adjoining 40 when the nice old lady living there got too old to live there. I wanted it just so no one else would get it.

Have the neighbor call the game warden and tell him to give the four wheelers a ticket for disturbing wildlife. I know it works here in central Il. it just might work in Minnesota.
