What I suggest is getting individual valuations for your improvements (e.g., the pond, outbuilding, etc.). Then, hire an appraiser for the entire property that will defer to (or at least give consideration to) those individual improvement valuations. Many times, appraisers are willing to put in their appraisal that they relied on a valuation by a "specialist" in the particular asset. Usually, the utility company in your situation is willing to tolerate some "over-pricing" in the appraisal for the certainty of being able to acquire a needed property. .
