My Dad and I purchased this property, or at least are attempting to. Here's the problem. The sellers are having trouble getting the Abstract Company to send the correct paperwork...

The property is really 3 separate properties on the deed so the abstract company ended up sending only one of the abstracts.

They have been very un-cooperative taking care of this and the mortgage rate we locked in is about to expire which would mean 1 more % point.

Any lawyers have any good advice...?

Justin, I don't think there's anything you can do other than tell the sellers to put a lot of pressure on the Abstract Company.

Tell them to ask the company what the hold up is and for them to tell the company that they are endangering the sale.

Dave is on track. Consider asking the seller to have their lawyer call the abstract company. It's amazing how helpful some people get, when an attorney calls them. People tend to get even more helpful, when the lawyer adds in that they are endangering the sale.

I'm fighting my own battles with a Title Company, in the seller's county, having to work with a Title company, where the land is, and a Survey company, where the land is. The Title company in the big city of Houston freaks out, because they can't get anyone up there on the phone, during the luck hour, then calls me, because I wanted to handle and pay the land surveyors, myself. Surprise! All I could say is, "Well, if you leave a message they will probably call you back. If they don't, call them again, about 1:15." Jeez, I think city people want it to be a law that everyone has a cell phone and call forwarding.
