We found our LNP property 7 days after it was listed. There were already other interested parties when we visited. When I first examined the property, I knew it could be "the one". I told the realtor that evening that I was going to take the next day off of work. Dski and I would go back and shoot the elevations to see if we get a pond in there. I told her that if we approved the elevations, we would make a cash offer immediately. (cash = home equity loan). About 5 hours after tromping thru the snowy woods with our laser level/tripod and clipboard, I decided that we could make it work. I heard a engine running and coming thru the woods. It was the property owner on an ATV with the realtor in her dress clothes on the back. Yeah, a nice full length bright red wool winter coat. It was a sight. We wrote up the contract offer on the seat of the ATV and I gave them a check as earnest.

Thanks Brettski. I guess I need to get a pro out there. The area that I presume to be the overflow is about 20 yards or so from the paved road. I am not sure how that would effect things. I am heading back out there tomorrow and will check that area out and snap some pics. At least it sounds like there can be a solution to add a few feet of depth to this pond. Ideally I'd love to have about 10' of depth just to help out in the winter. This pond looks like it would be great for forage though.

Did we find this exact parcel on an aerial with the topo map?

In the acme mapper the coordinates are N 47.48979 W 122.75001
that will put you about where the little beaver stacked its lumber in one of the pics I posted.

Looking at the contour lines it appears the 3 sides of the of the pond are elevated while the side that runs next to the road is the lower elevation. This makes sense as that is about where the spillway is.

I went back there today. It appears to have 3 creeks or drainage running into towards the pond. I didn't walk all the way up there and see if they made it to the pond but with a little clearing I am sure they can be brought there. The creeks were running pretty strong despite the fact that we haven't had rain for a couple of days so I assume its a spring somewhere.

I didn't have a good look at the spillway as the road was blocked by RV's and trailors. On weekends the track opens up for autox and drag racing. I will get pics on Monday.

Your spot sounds like it has great potential. You may want to check the DRN rules. Here in WI they get very strict when it come to �wetlands,� natural streams and anything to do with natural habitat and water. There has been more that one case when land was purchased but it took many years of red tape to change it from a mosquito pit to a useable BOW. Hopefully where you are looking has not gone to that extreme.

The state is pretty picky about that stuff as well here. I have been reading up on that, but to the best of my knowledge there hasn't been a wetland delineation done on this property so it shouldn't be a big deal to them. If when it does come time to do some paperwork on it then its a little easier to put it under wetland improvement. I am still trying to get a hold of the realtor to see if its manmade or natural but no replies to calls or emails. No wonder its been listed for over 2 yrs
