They go for anywhere water flows and a food source is near. Trees of the right size and preference are great attractors. Flowing water gives them something to dam up.

I have seen beavers move upstream to a new area they were never a problem in a very wet year where water flows presently where it had not in the past. They dam up a pool to live in and around.
