Does anyone know if the laws of Kentucky are like most states in that if part of a pond or lake extends into someone elses property that person has a right to use all of the pond?

Someone I know is looking to buy a 40 acre lake on 120 acres. Part of the lake, approximately 9 acres, is on another property.

The seller tells my friend that if he buys the 120 acres he can restrict the other person from crossing into my friend's part of the lake, even to the extent of putting up buoys and created a restricted area.

This doesn't sound correct to me.
