I'm one of 12 home owners around a 5 acre pond that leaks. We've found a contractor that will fix the leak and his price seems reasonable. However, some around the pond want a guarantee or warranty on the repair job in case the pond starts leaking again. The contractor has explained that the general rule is for no specific warranty as there are just too many things outside the repair work that can occur and the pond might start leaking again despite good work on the repair. Can anyone tell me (so I can tell other homeowners) the contractor standards for written warranties on a pond repair. BTW, the contractor has agreed in writing to warranty his workmanship and material for 12 months. Does that seem reasonable?

A no leak guarantee and reasonable prices won't be in the same job.

My pond builder told me not to pay him until I was satisfied with the job(!). That's when I knew he was the real deal, not the cheapest, but he believed in his work.

Thanks. My contractor believes in his work, but doesn't want to guarantee that the pond won't leak for an indefinite time. I agree with him, but I need to convince others, and thus, my posting.

I'm not all that versed in pond building/repair, but I have done my time with HOA's and I think you should concentrate on educating the group. Ponds, from the non-hobbyist's point of view, seem very simple and their complexities are taken for granted.

A short discussion regarding why ponds leak, their construction, and the repairs may be all it takes to get some sympathy towards your contractor. I would not be inclined to guarantee that a hole dug in mother earth will hold water for any period of time unless there was enough money involved to do it over two or three times. There goes the affordable part and I know how that goes with a subdivision committee.

A 12 month warrantee seems good to me. Keep in mind that you might find that the pond does not fill back up very quickly to even know if it's going to stay at full pool over the course of one year.

The whole "expecting a pond repair to work" or not be effected by other factors is kinda like getting a guarantee from the weatherman.
