A little advise guys.
I own a 200 acre place in southern Oklahoma. It has a few year old 1 1/2 acre pond and an old 1 acre pond now. I have an old 10 acre pond that was used for irrigation.
The Dam washed out during the flood of 2007. I have plans of fixing it. Thing is we are unexpectedly moving to NE Ok. Probably will sell this place in a few years. I have a quote for dam repair form Mike Otto for 25K , I figure I will spend 5-10 more on Islands Etc.
Do you guys think this is money well spent?
Going ahead with it as already have things in the works. Just wondering if I am wasting money.

I'd say you'd make at least 50k back. The ceiling should go up quite a bit. Obviously it depends on your market, as some people could care less about a pond. But others won't be interested in the property unless it has the pond. I'd say go for it.

Yeah that's the trouble with this case. Some folks would LOVE to have the pond others could care less...

I also think it makes a difference if it's well managed at the time of sale. If you can boast you can catch 9 inch BG and 3 plus pound bass out of your pond I think that would be a plus!!

Some folks may think that's just to big and don't want to mess with it. IMO I think the perfect pond would be about 2.5 to 3 acres but that's just me.

Would you get your money back out of it if you fixed it I am sure you would and maybe even more but you may have to wait for the right buyer is all...

I think a broken dam my turn away some buyers or reduce the price you could get for the property. I think it would easily pay for itself if you fixed it. Imagine a buyer standing on the bank and looking at a 10 acre lake or a mudhole with a busted dam.

Sounds like that property should sell good one way or the other.If you are going to lose any money from the repairs why fix it? Also it will keep the selling price down to make it attractive to more buyers while you still profit the same. Leave it up to the buyer to decide what they want to do with it. Let them spend the money after they purchase it from you. On a much smaller scale...a house with a pool will be great for some but others will look at it as a expence to get rid of it. So do you spend the money to fill it in or just try to find the right buyer that wants the pool? Bottom line is which one will give you the higher % profit? Just my opinion from 20 years of owning a real estate company in rural east Texas.

I think I will fix it and see what happens. I will try and post progress in pond boss.
I have seen hundreds of ducks on it also.
I plan on managing the pond as well as I can but it does get fish from upstream.

Around here, they add about $5K per acre. Not enough to build one, but dang sure would be worth repairing a 10 acre to 25K.

You have chosen the right person to fix it correctly. As to size, I have two 1/4 acre ponds on about 13 acres. I only wish 10 acres of my place was pond. Less to mow!

Up here in Nebraska top dollar will come from the pond. Either for water for cattle or for fishing. No pond then it will bring only what pasture ground would bring in the area. With a pond your top end is only going to come from waiting till the right buyer wants it. If there would be a pond with 10 acres around here there would be 10 to 20 homes going around it if 10 to 20 miles to a town.

Well Guys got the pond finished. I do not know how to post pictures. I will say Mike Otto and Young Mike are everything I have heard about and more. Mike gave me an estimate. We had to get a water truck because it was so dry. Both Mikes are artist with a dozer. They understood what I wanted and did it. I talk too much and did learn to go home so they could work. I ask Mike to let me know if we went too far over the estimate as I knew the water truck wasn't planned. Mike charged me his estimate. Mike still has to install a valve when it comes in. I wish I would have done this some years back.
I have lots of work left putting in structure , Trees and some gravel beds. Mostly manual labor. cant spend too much more. hopefully a few years down the road I have a good fishing hole.

Congratulations Dale.

If you enjoy yours a tenth as much as I enjoy ours, you will think it was money well spent.

Good luck going forward. Docks and structure are easier to put in before the water comes. wink

Thanks John going to keep the valve open until I get trees in. I think I will buy an old pontoon for a dock. Not sure its a great idea but I see some decent shape pontoons for $2000.
Anybody ever try an old pontoon for a dock?

A 30 ft pontoon is exactly what I am using for a dock!! It has the factory metal cover. My TH feeder is mounted on one corner of it. I built a walkway out to it with wood. I stabilized the boat to the shore with long pipe poles that are hooked to augers in the ground. Have been using it for 3 years now and we love it. Kids swim off of it.Have a peddle boat and a tiny bass boat moared to it for easy access. Have electricity run down to it for lights and fans, radio etc. Bought mine for $3000. Launched it. Sold the trailer for $1500. Could not have built all that for $1500. Send me a PM Dale and I can arrange to text you some pictures of what I did if you like.
