Hi Guys -

I've been on the search for 40-80 acres in Central WI and found a property I was hoping you could take a look at. I recently ordered Bob's book but while I wait for it to come in I was hoping you could provide some insight.

Property is 80 acres with a small pond that exists today. The south end of the property backs into a marsh that holds water as well. 35% of the property is hardwoods, 5% marsh, and the other 60% is prairie. There is a homesite on the property already but I would consider building on the top of the hill for the view. I see 2-3 potential areas where a pond could go. What do you think?

My goal would be to have a nice, deep swimming pond with a diving cliff and have it stocked with a fun gamefish.

Hi Guys - any thoughts here? I'm thinking of putting an offer on this and here's a snapshot of what the south 40 looks like in terms of contour and soil. The north 40 is in another county that does not have this level of detail. I've noticed most ponds are excavated to the water table and no dam is used. There is water typically at 800'.

Looks like you have some nice sloping land which could help with some favorable watershed. If the pond is a critical reason for purchase you may consider having a local professional pond builder out for a consult before you purchase.
