My in laws own a 30 acre piece of preperty w/ a 7 acre spring fed lake in the front yard of a old stone 3 bedroom 2 bath beautiful home built in 1949. We are considering buying the property from my in laws, and turning the estate into a Bead & Breakfast. I'm the only one in the family who fishes the lake. I subscribed to Pond Boss a year ago, and feel I can make this lake into a trophy bass lake. My question is this: Has anyone on this BBS attempted to make a Bed and Breakfast on a small piece of preperty, and if so does anyone have any advice?

Now that is funny but just think it could have been worse. LOL. On the serious side.....WOW!!!! what a place you got there. Look like the makings of a awesome place for anything. I don't have any experience in either but just had to comment on how I felt. GOODLUCK!!

we have a larger place that yours but have run a B & B for two years on it - takes awhile to get it up and running - lots of work but fun - insurance is fairly high, best method to advertise is not the paper but via internet. I have a lake that visitors may fish but of course all catch and release - bottom line is there is much more to it than just opening the doors - nothing to make one rich but is fun if you like people

Tim K............This place is 5 miles outside of Kerrville, Texas smack dab in the middle of the Hill Country. How many days per year could I expect to have it rented the first year.......second year?? How much money could I charge per night? There are black buck antelope everywhere....in fact they have overtaken the white tail deer population. At the present time the lake is overpopulated w/ black bass. The bass I catch are "skinny bass" 50% underweight. The water clarity is about 5 feet, too clear for a healthy bass population. I need to thin out the bass, and fertilize the water, and add forage fish. This would be just a start to make the lake a trophy bass lake. I know I would have my work cut out for me, but I would love to do it. Please give me some more info if you would be so kind. Thank you

kerrville is a nice area for B & B's - if you advertise on internet i think first year you can book 10 to 15 weekends (most all your stays are Friday/saturday stays) - second year 15-25 weekends is probably attainable. Typical charges for a private house on acreage is $125-$200 per night plus tax - we are increasing ours since we started out low. Go to our web site if you like at www.luckypennyranch.com - on the lake, i had exact same situation 3 years ago - way too many bass - i aggresively removed all bass under 14 inches, added two protein feeders, and added tons of shiners, crawfish, and perch. Takes time but there could be worse things in life than having to fish hard for bass in order to remove. Bob Lush on this site is the best at managment - contact him, take Pond Boss magazine, get the books, and ask questions on this site. That is how I have done it and it has worked.
