i've seen several times were people were asking about the value added from digging a lake on your property.well i have a friend who owns 200 acres of property and he dug a pond a little over 5 acres,he also cut some roads threw the woods,built a pavillion and in general just keeps the grass cut.this place does show very well,anyway he told me yesterday evening he had a group(company)call him last friday and wanted to know if he would sale the place to them so there company could have a retreat area,so he agreeded.today they have neg. to pay 750,000.00 for this place,he tells me he paid 196,000.00 for it 3 yrs ago and spent a little over 100,000.00 fixing the place up.so back to early post i know one person who will tell you to add a lake,plant some grass and take care of it and you will be amazed at what somebody will pay you for it.he tells me he thought he would get maybe 500,000.00 for it a year from now,but like he said throw a number ou there you never know what will happen.

WOW! Makes me want to go out and buy land and build ponds for retirement.

Don't forget when you add water and recreation to a property it becomes a niche market for $$$$ returns. It will only get better and more expensive as us baby boomers mature and want to enjoy the land close to home without extensive travel. There is a ton of marketing research to illustrate this trend and movement. The question becomes is it better to jump in now or wait until its to late or at the peak of the market trend when it will be the most expensive????? Food for thought.....I know what I did!!!!!!!!

well,what my good friend fish forgot to tell you is:what brought the values up so much is the fact people started to move in this area.in this case a church has decided they would like to have this piece of property for a retreat area.yes,fixing the land up and digging the lake really helped,but the bottom line is it's only 25 minutes from the city,everything is allready done,and i'm sure they feel value will continue to go up as the city moves in this direction.last think no money has changed hands so we will see if this really happens.
