Hello Pondsters!

I'm currently looking into a piece of property about an hour Northeast of Dallas. We currently live in Oregon but want to relocate soon. Does anyone have a recommendation for a pre-purchase consultation company? Someone who could look into weather history, floodplain, soil testing and overall ability for pond construction. Were I you, I'd talk with Bob Lusk. He really helped me when I was looking in that general area. As you know, there's lots to consider.

Also, be sure to have the soils dug & checked. I almost came to grief because I thought a red hill was clay, when actually it was just iron oxide!

Thank you for responding and the advice. That's why I want to spend a little money ahead of time to save me a lot of money down the road. By the way, your 8ac fish footer looks impressive! I'm looking around the 5 acre surface size with about 48-60 acre volume. Bob was my first thought but I didn't want to jump to the head of the trough to quick!

One critical thing is to buy enough land to assure that all of the runoff area to the pond is on your property.

Shawn we hired legendary pond builder Mike Otto for a pre-purchase inspection. Mike wrote the book "Just Add Water" about ponds. Mike is also one of the founders of Pond Boss. We felt much better after Mike walked the property with us and examined our ponds, dams, our pond drainage, our water-shed and then told us "you're good to go" to purchase this property. Sounds like your new property will not be very far from Mike.

Close to me as well. I can help some about the area, but Bob and Mike are the pros when it comes to building a lake.

Gentlemen,

Thank you for the support! Things just went from 10 miles an hour to a hundred miles an hour here with possibly selling our property early! I've started to enter the mind frame the same way I did when I wrote my will. Who am I going to give this or that too because I can't take it with me. Lol


I've already left a message for Mike Otto in regards to a pre-purchase inspection. I patiently await his return phone call. Thank you for the advice on runoff. I thought about that the other day, "Where is all the water going to go if it gets too full?". Did some homework on the Forum and learned all about it. Well learn some about it, I'm sure I have much left to learn.

I'm set to order Bob's Pond book and Mike's Water book. I did reach out to another company who builds and manages ponds and lakes last week. They finally got back to me. I will patiently wait for Mike and his services, first. I did realize after Googling Mike that he is not very far at all from the two perspective properties.

Next we're doing homework on water well digging for the home, contractors to run power and such, Barn builders and fence installers. I'm capable of doing the fence, digging Trench and helping out with a barn build. I just told the missus that when we bought this property that was the last time I would personally do any of those items. ;-)
