I'm looking at buying some land with a 1/4 acre pond that seems to be leaking water out of the bottom of the dam. The water is coming out of the lowest point of the dam right around the overflow pipe but it's not coming through the overflow. This doesn't seem normal or very good for the dam.
Would this require draining the dam to fix or is there something else that can be done? I'm not sure how old this pond is but it doesn't seem like anyone has done anything with it for at least 5 years. There is a lot of algea, decaying leaves, etc in the pond but I did see sunfish and bass swimming around.
