Well guys and gals, and all my good friends on this web sight, the time has come to where it looks like I am going YET give up on this Lake project that took me two years to build. It is NOT filling up not at all it is only about 5 acres now. It is supposed to be over 9 acres when full. I have to sell out and move yet again....This will be the 3rd tract of land and the 3rd lake. The only good that has come of it is the increase in money. I started out with a measly $56,000 just over 4 years ago now I am looking to have some where between $350,000 to $500,000. That is quit a come up. But it does not say much for the lake hobby I have. North Georgia is simply NOT good for building BIG lakes and ponds. I'm talking 10 acres and better. The land roles here too much. I have to go BACK to middle Georgia where the land is flatter, below what we call the "Fall Line". It would have been nice to have pond only 56 miles away from home, but it just not working out.
Any way this is going to be now my 3rd lake project, and you can bet this one is going to be Bigger, Deeper, Wider and More water shed. Then the first two. But it will be 2 hours away from my house. That’s just the way it is in a Booming Metropolis like Atlanta Georgia.

Well time to start being nice to the dreaded CORE again. \:D

Man I know HC Dennis when it came through here I only got a quater of an inch!! \:\( ..I don't know what to do. I had Greg Grimes test the water and he said I would NOT need lime! He say's this is VERY rare in these parts to have a lake like this. I am just lacking on the water shed. I have dropped a Whole foot since march.

Besides that the lake is only 9.3 acres and not 10 acres. I sure WISH it were 10 acres though..it would be nice. ;\) I guess there aint much differenace between 9.3 acres and 10 acres though...

Big-POnd set the asking price high if it sells good for you, if not then we could see what the winter would bring to the water level. IT has some great potential.

Greg How much would some one pay for 142 acres and a 9.3 acre pond like I have...Here in the state of Georgia. Do you know of ANY one looking for a LAKE??

loaded question...don't you mean 142 acres and 5 acre pond, \:D sorry low blow. IN that area 142 acres $4500/ac. Add another 50K for the pond????

Ahhhh!!! MAN ! that was straight up COLD!!! Dude! \:D ...Aahhhhh man I am crushed!!!! But that is the WHOLE TRUTH! Preach it BROTHER!!
I made an ABSOLUTE vow NOT to build a pond under 8 acres Beyond any Circustances.

In fact that was rule number one: "NO POND THAT I HAVE OR BUILD SHALL BE UNDER 8.5 ACRES!!!" NO EXCEPTIONS!!

Now look at what I go out and do...Shame Shame shame.... \:o

Man I put SO Much work and effort in this thing it has taken me 2 years to do this...You all can't possibly IMAGINE what I have been through to get this pond built!!
What Jersey is going through is only a taste, in fact it only took me 3 months and two different CORE officers to get my 404 permit.

Boy I hate to have to give this thing up... \:\( . Greg you are right.......you are absolutly right. \:\(

Big Pond I think Greg is low on the price of North Georgia land. Every thing has shot up in the last year. I have an offer sitting on my desk for 320 of my 350 Putnam County acres(I keep the pond) at $5000 per, double what I thought.
Tough decision coming up.
If middle Georgia property is $5000 per acre then North Georgia has to be higher

I have a different land value situation. Our rural land prices have dropped due to the increase in gasoline prices. We are a little over an hour North of the Dallas/Fort Worth metroplex. All land sales are to people like me. Six months ago, prices were skyrocketing. The local realtors tell me that nobody wants to make the drive. It kinda makes sense. My pickup gets 11 mpg and it is 70 miles each way.

Ever county is a little diff. Bill. Putnam on avg a little higher$ right now. That is a good offer but will be more in another year.

Big Pond about 2/3 in 10 year old Loblollys. If I sell I will keep the 30 acres and built my retirement house some day.

Shoot man I was talking with an older fellow around the office today. He lives around where Jersey lives, in Social Circle. He bought that land 12 years ago for $3200 per acre! SHEEEEEET! Do you know what land in that area is going for to day??? Take a WILD guess..................$35,000 per acre!!!! It is still going up also!!!

Man I paid $867.00 per acre two years ago for my 142 acres, I sure would like to see $4500 per acre for mine now!! That would be a $500,000.00 profit in only 2 years.. \:D . Heck the lake might have crashed and burned but the MONEY sure is NICE! REAL NICE!!! \:D ;\)

Bill SELL it and make your money MAN!!!! \:D Do a 1031 and buy more cheaper land else where, in fact there is a tract about 30 miles away from the both of us. He is asking $1200 per acre for 251 acres, which comes up to $301,200. It has about a 20 to 30 acre lake sight on it. I figure you would be looking at around $125,000 to build this lake. I have been studing this tract. The only problem is, that it has alot of rock on it in the creek channel. It would be real tough to dig a core.

Sorry it took so long to reply. I've been on vacation all week.

I bought 67 acres in Jersey a year ago at $10,200 per acre. I got a good deal as it is now going for $12-15k. 135 acres just sold right next to me to a developer for $15k and then he found out that he can't get the septic perk tests to work for a development. What a shame. \:D

I haven't spoken with my partner in over a week about our permit. He was supposed to do some more work on it last week. I'll let you know.
