My TH has some leaks I need to address.

How have y’all fixed them?

I clean the groove and metal around it out best I can, and work silicone into the seam all the way to the top, then I spray Flexseal over that. I do the same for the window.

I've got an older one that's taken a hard tumble or two over the years, and I just spray the outside seams and rivets with Flexseal now. It almost looks like camo, but it doesn't leak.

I would probably brush out the rust, change the window and spray with Ospho. Then spray paint affected areas.

Mine kinda looks like that but don't believe it is actually a "leak". I believe it comes from condensation building up on the metal inside and then damp feed setting in it. Especially this time of year with temp swings and a lot of rain and moisture. Condensation gets so bad sometimes it drips from ceilings in my shop and my metal storage buildings. I have noticed mine clumps a little right below the window like yours and tends to "stick" a little along the seams.I had previously put silicone on all my seams to keep ants out. I would think after cleaning real well you could just spray a can of galvanized paint on at least all your seams. Someone might jump in and let us know if they think galvanizing or any other paint will hurt the feed as it sets in the feeder a few weeks at a time.

I have used Flexseal spray around the windows where I had some clumping. Seems to have worked for now.

The feeder sits on my dock under cover and is only exposed to blowing rain.
The affected area faces the west.

That's why I don't think it is "leaking". Probably condensation. Even in a house condensation is worse around windows where there are a lot of temperature variables. Just my opinion. Good luck. Let us know what you decide and how it turns out.
